Mortgage Broker Fundamentals (MBF)

This practical, scenario-based program walks new mortgage brokers through the full workflow—from attracting the right clients and structuring files to navigating approvals, disclosures, and long-term client care. Content is fully engaging and easy to read on-demand, and every core module includes a live online session for coaching and Q&A.

What you’ll learn

  • Attract and convert the right clients with an authentic brand, clear niche, and trust-building first conversations.
  • Collect, verify, and analyze documents up-front; calculate qualifying income (including variable and self-employed); match lender and product; and package files the way underwriters prefer.
  • Present commitment letters clearly, reconcile conditions, and prepare an audit-ready signing package (conflict-of-interest disclosure, cost-of-credit, consents, and MPI referral/documentation).
  • Build a simple, consistent post-close plan (1-month, 6-month, annual touchpoints) that drives renewals and referrals—without being salesy.
  • Put lightweight business systems in place (CRM, processes, referral partnerships) so your service stays personal as you grow.

Module 1: Getting a Client

Define your ideal client and niche (first-time buyers, self-employed, investors, retirees, etc.), shape an authentic online presence, and create a lead-generation plan across digital and in-person channels. Practice first-conversation frameworks that surface goals, fears, and constraints—and learn how to follow up in a way that converts interest into a committed client.
Why it matters: Clear positioning and discovery make docs, underwriting, and lender fit faster and cleaner.

Module 2: Underwriting a Mortgage File

Think like an underwriter before you ever submit. Collect and verify the right documents, calculate income for different earners (salary, hourly, variable/overtime, pensions, self-employed), pick lender + product fit (A/B/private), and write submission notes that tell a clean, defensible story. Learn how to re-work files when Plan A doesn’t fit.
Why it matters: Complete, well-sequenced files accelerate approvals and build credibility.

Module 3: Approval, Compliance & Documents

Walk clients through commitment letters in plain language (rate, term, penalties, privileges), reconcile conditions against your file, and prepare an audit-ready signing package: conflict-of-interest disclosure (Form 10-style), cost-of-credit disclosures, application summary/consents, and best practices for mortgage protection insurance conversations and referrals.
Why it matters: Clear explanations + complete paperwork protect the client, the lender, and your license.

Module 4: Staying in Touch (Post-Close)

Turn one file into a lifetime client. Build a simple outreach cadence (1 month, 6 months, yearly), use CRM reminders/templates, and deliver value without selling—annual mortgage reviews, equity check-ins, market/rate updates, and timely nudges.
Why it matters: Retention beats acquisition; thoughtful follow-up drives renewals and referrals.

Module 5: Building Your Business

Tie it all together with relationship-first referral partnerships (realtors, accountants, planners, lawyers), time-saving processes and checklists, and a light CRM setup you’ll actually use. We’ll cover service differentiation, reputation management, and simple metrics to track what’s working—so you can scale without losing the personal touch.
Why it matters: Sustainable growth comes from systems that make great service repeatable.

Bonus Module (On-Demand Only): Mortgage Services Act (MSA) & Mortgage Brokers Act (MBA)

A concise, easy-to-read orientation to the regulatory landscape—high-level roles, disclosures, record-keeping, fees, and compliance touchpoints—so learners understand how practice ties to legislation.

Julie Sheremeto

High school math teacher turned mortgage broker! A new calling and career that began a decade ago has become one of the largest passions in my life and is something I am thrilled to do every day.

Having entered the industry from a background in business, education, and mathematics, mortgage brokering is a perfect fit! I have always had a strong desire to be able to help people and this role is a wonderful opportunity to make a difference in people’s lives. Solving problems has always been a passion and a part of my job – I’m thrilled to be able to continue to do so by helping you with your home’s financing.

I was raised in Mississauga and completed my B.Sc. in Atmospheric Science at York University. A move to Ottawa for my B.Ed. quickly turned in to 14 years of running a small business and teaching high school mathematics. Several years then followed in Kelowna, B.C. where I began my mortgage brokering career. I graduated with an MMT (Masters in Mathematics for Teachers) program at the University of Waterloo in the spring of 2017 and have been mortgage brokering in both Kelowna, BC and Ottawa, ON since then, holding a license in both provinces.

Juliana leads a dynamic team of women in the mortgage industry, where she brings her passion for teaching, problem-solving, and underwriting excellence to every aspect of her work. With a background as a Respiratory Therapist, she comes from a place of caregiving and compassion, which continues to shape her approach to clients, colleagues, and students alike.
With extensive knowledge in underwriting, Juliana is known for navigating and solving a wide variety of complex files. Her smart, brave, and authentic leadership empowers her team of women to thrive and succeed, while she shares her expertise and experience with the next generation of mortgage professionals.
