Five questions with Port Moody-based mortgage broker Samia Newton

For nearly three decades, Samia Newton has built her career around two things she genuinely loves: people and numbers/math.

As a Port Moody-based mortgage broker with Mortgage Alliance Company of Canada, she says the profession offers the perfect balance between analytical thinking and meaningful client relationships.

“I love math and I love people, and this work is a combination of working with people and financing,” she tells CMBA-BC.

Samia says the personal connections she has built with clients, lenders, and other professionals continue to make mortgage brokering both meaningful.

“I find brokering rewarding and enjoyable,” she says. “I value building genuine relationships with my clients and supporting them by providing solutions, whether they are first-time home buyers, refinancing to improve cash flow, or seeking financing solutions after being previously declined due to their unique financial situation.”

Throughout her career, Samia has built her business largely through referrals and repeat clients, something she attributes to trust, communication, and long-term relationships.

“Word of mouth is everything,” she says. “People may research online to find a professional to assist them, but loyalty comes from earning their trust. Being available, listening, updating knowledge, and providing sincere options are the foundation of building trust and long-term client relationships.”

“My clients are my marketing,” she adds.

The CMBA-BC recently caught up with Samia to discuss her long-standing career in the mortgage industry, what continues to motivate her after all these years, and her favourite summer travel destination in BC.

1. How long have you been a member of CMBA-BC?

I can’t say for sure. I got my license in 2007, and I’ve probably been a member ever since. I joined because CMBA-BC is a strong professional voice for the industry.

The association supports its members and provides valuable education, including updates on regulatory changes, compliance, industry events, and networking opportunities with lenders and fellow brokers, all of which are important for professional growth and business development.

2. What’s the most rewarding aspect of your job?

The most rewarding aspect is satisfying the mortgage needs of my clients and earning their trust. When clients feel comfortable opening up to me, it means a great deal. It makes me feel that my work is meaningful and that I am helping people achieve their dreams.

It is especially rewarding to assist clients who once believed they would never qualify for a mortgage. Seeing repeat business and receiving referrals from satisfied clients is incredibly fulfilling and sometimes even emotional for me.

3. What was the last book you read?

On the Hippie Trail by Rick Steves. I love travelling, connecting with people, and learning about different cultures. I enjoy discovering what the world has to offer beyond my own community.

One of the key takeaways from the book is the importance of being open-minded when experiencing new cultures and visiting different countries. Embrace the adventure, take risks, and enjoy the journey — that is what resonated with me most.

4. What’s your top summer travel destination in BC?

For me, Kelowna is my top destination because it really has everything I enjoy: beaches, wineries, dining, hiking, and fresh fruit picking. It really has it all.

5. What advice would you give to someone who wants to enter mortgage brokering?

I would offer three pieces of advice: educate yourself thoroughly about lenders and mortgage products, focus on building relationships and trust with clients, and remain consistent.

Don’t focus only on the rate. People work with me because they trust my expertise and know I look at the bigger picture. I take care of their mortgage needs by listening carefully, communicating clearly, and providing the best solution for their situation.

In this business, trust is everything and earning that trust requires genuine hard work and dedication.
